物業估價 (property valuation) 是把物業抵押申請按揭貸款 (mortgage) 的一個重要步驟，對按揭貸款額有極大影響。現時大多數銀行都會提供免費網上物業估價，閣下可以安坐家中查閱物業估價，以作比較。可是，不同銀行的物業估價都會有差異，而且差異並不少，所以向銀行申請按揭貸款前最好先在網上做一做物業估價，節省時間。
